No. We buy houses as-is. You don't need to fix, clean, or paint anything, and you can leave behind items you don't want to take.

Since we pay cash and don't rely on bank financing, we can often close in as little as a couple of weeks once the title work is complete. If you need more time, we'll set the closing date around your plans.

That's very common. Your mortgage balance is paid off from the sale proceeds at closing through the title company, and you receive the remainder. If you owe more than the house is worth, let us know and we'll talk through your options honestly.

None. Requesting an offer is free, and you're under no obligation to accept it. If it isn't the right fit, just let us know.

Yes. We regularly consider properties held in an LLC, partnership, or trust. The title company will confirm who is authorized to sign for the entity (usually a member or manager), and the closing works much like any other sale.

No. We're the buyer, not a real estate agent, so there are no commissions. We also pay the standard closing costs.

Yes. We purchase tenant-occupied properties and houses with liens, unpaid taxes, or code violations. Most of these can be resolved at or after closing.

No. Barakah Home Solutions buys properties directly. We don't list homes or represent sellers in a traditional sale.
